9800 W. 38th Ave – Townhome Development

Currently Zone R1.  Actively moving through Wheat Ridge’s ODP process to rezone to PRD.  We are proposing 16 duplex units, which has the support of City Zoning Staff.  L&L is directly marketing to several local home builders, and we are also engaging Colorado’s leading land broker to present this project to builders.

Recently passed day 30 of initial 120 day due-diligence period.  We have 2 – 30 day extension options.  Utilizing full 180 due-diligence period puts closing date at August 24th, 2018.  We expect to have rezoning ODP process substantially complete before the 120 day mark.   Also, we expect to have a builder under contract for purchase of the land and final construction documents within 6-8 weeks.
